Overview

About Century Village

Century Village in Boca Raton is one of four Century Villages that H. Irwin Levy’s Cenvill built in South Florida, after the first in West Palm Beach. The county roll counts 5,711 units.

The units are grouped into 16 condominiums, each named for an English place: Ainslie, Brighton, Cornwall, Dorset, Exeter, Fanshaw, Guildford, Hythe, Lincoln, Mansfield, Newcastle, Preston, Rexford, Suffolk, Wolverton and Yarmouth. Each building carries a letter, so addresses read like Dorset H or Mansfield D. The community was recorded as Century Village West across four plats.

Almost everything was built from 1979 to 1985. The median unit has about 835 square feet of living area, so most are one- and two-bedroom condominiums; we confirm the floor plan from the record for a specific unit.

Century Village sits off Lyons Road between Glades Road and Yamato Road, in unincorporated Palm Beach County with a 33434 Boca Raton ZIP.

What Else to Check

  • Two associations Each unit pays its own condominium association and a share to the community-wide association; we confirm both from the disclosure summaries.
  • Building inspections Florida’s condominium inspection and reserve rules apply to these buildings; we get the latest reports and any assessments for a specific unit.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
