Overview

About Estancia

Estancia is the original Spanish-named section of the Via Verde area, with streets like Encina, Estrella and Marbella. It was built in four sections in the late 1970s, and its lots are larger than most in the neighborhoods around it.

The first section was recorded as Estancia at PB 30, page 169, followed by Estancia II, III and IV of Via Verde. The county roll counts 363 houses: the oldest from 1975, a median of 1978, and nearly all finished by 1980.

The typical house has about 2,960 square feet of living area on a lot of about a third of an acre. Many have been remodeled, so we pull permit history for a specific home.

Estancia is in the 33433 ZIP just south of Glades Road, inside the City of Boca Raton. Town Center at Boca Raton and Florida Atlantic University are a short drive.

What Else to Check

  • Association Each section may have its own association; we confirm which applies and its assessment from the disclosure summary.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
