Overview

About Village Royale on the Green

Village Royale grew in two waves. The first numbered condominiums went up from 1969 to 1971, and the “on the Green” buildings, each named for a green (Greenbriar, Greenhaven, Greenwood, Emerald Green and others), followed from 1974 into the early 1980s.

The county roll lists 1,121 condominium units under Village Royale legal descriptions in the 33435 ZIP: about 250 in the original numbered condominiums and the rest in the named “Green” condominiums and a 1974 building on NE 26th Avenue. Each building is its own condominium, so we confirm which one a unit belongs to.

Units are compact: the typical one has about 870 square feet of living area on the county roll, and most fall between about 760 and 1,150. The community has clubhouses, pools, a fitness room, a theater and courts for pickleball and bocce.

It is inside the City of Boynton Beach, so permits and services run through the city. The beach at Oceanfront Park is a short drive east over the Intracoastal.

What Else to Check

  • Condominium association Each unit pays its share of the building’s condominium budget; we confirm the current assessment, any special assessment and the reserve study for a specific unit.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
