Overview
About Atlantic Grove
Atlantic Grove is a piece of West Atlantic Avenue rebuilt as a neighborhood: three-story townhomes behind a row of loft condominiums over street-level shops and restaurants, at 401 West Atlantic Avenue between NW 3rd and NW 5th Avenues.
The developer, New Urban Communities, describes 55 townhomes and 20 lofts with ground-floor retail on about 4.6 acres, built inside the city’s Community Redevelopment Agency district with the TED Center and the Delray Beach Community Development Corporation. The county roll dates the townhomes to 2003 and the lofts to 2004, and lists the commercial units separately.
The association describes open plans with exposed brick, duct work and ceiling rafters, and homes from just over 1,000 to more than 2,200 square feet. A second plat, Atlantic Grove Plat No. 2, added 14 houses that the county roll dates to 2024.
It is inside the City of Delray Beach in the 33444 ZIP, a short walk east to Swinton Avenue, Old School Square and the rest of Atlantic Avenue, and a few blocks from the Spady Cultural Heritage Museum in the West Settlers Historic District.

What Else to Check
- Condominium and townhome associations The lofts are a condominium and the townhomes and newer houses sit on separate plats; we confirm which association governs a specific home and every assessment from the disclosure summaries.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: leasing, pet and approval rules if they matter to you
- After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
- For buildings three stories or taller: milestone inspection and structural integrity reserve study status
- Before closing: the estoppel certificate from the condominium association
