Overview

About Town Villas

Town Villas is 480 townhomes built in three years, 1986 to 1988, off Yamato Road west of Lyons Road. Its streets carry the names of old Hollywood stars: Flynn, Stewart, Fairbanks, Jolson, Garbo and Tracy.

The homes are grouped in small clusters around circles and short streets. Nearly all have about 1,100 to 1,230 square feet of living area, per the county roll, so the floor plans are close to uniform. The county records the whole community on one plat, Weitzer Sub Plat 3, in PB 53, page 72.

Listings sometimes call it Town Villas at Moon Lake. Neighboring Weitzer plats 1 and 2, on streets such as Cloud Lake Circle and Tavernier Drive, are separate communities.

Town Villas has a Boca Raton address west of the city. Western Boca Raton communities often sit in unincorporated Palm Beach County, so we confirm the jurisdiction from the county record for a specific home.

What Else to Check

  • Association Townhome assessments often cover exteriors, roofs and grounds; we confirm what this one covers and any special assessment from the disclosure summary.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
