Overview

About Reid’s Village

Reid’s Village is the recorded name for a pocket of the barrier island south of Atlantic Avenue, between the Intracoastal Waterway and State Road A1A. Buyers usually know the area by its street names, Venetian Drive, Macfarlane Drive and Langer Way, rather than the plat.

The original plat, John B. Reid’s Village, is recorded at PB 21, page 95, with a replat of Blocks L, M and N at PB 23, page 137. On the county roll it holds about 63 houses and a few small multifamily buildings, set among condominium buildings that sit on their own plats.

The oldest homes date to 1940 and the median to 1963, and new houses have replaced older ones since. Lots are small, about 2,200 to 6,000 square feet, and houses run from about 880 to 3,440 square feet of living area.

It is inside the City of Delray Beach in the 33483 ZIP, a short walk to the beach and to the east end of Atlantic Avenue. We confirm the plat, any association, the flood zone and any water frontage for a specific home.

  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
