Overview
About The Fountains
The Fountains is a large club community west of Lake Worth Beach, and an early one. Its first condominium courts went up from 1971 to 1974, and it has kept growing: the newest houses, at Lakeshore at the Fountains, were finished from 2023 to 2025.
About seven in ten homes are condominiums, grouped in courts with European names, among them D’Este, Luxemburg, Trevi, Esedra and Tivoli Courts, mostly off Fountains Drive South. The rest are houses and villas in sections such as Fountains South, Enclave at the Fountains and Lakeshore at the Fountains.
The typical condominium is about 1,000 to 1,500 square feet and the houses run larger. The club moved to an outside management company in 2018, and resident membership stopped being mandatory, per our research; we confirm any club obligation in the recorded documents for a specific home.
It sits on the west side of Jog Road between Lake Worth Road and Lantana Road. Palm Beach County property records place it in unincorporated Palm Beach County with a Lake Worth mailing address, so county rules apply.

What Else to Check
- Club Membership at Fountains Country Club is priced by the club and, per our research, optional since 2018; we confirm whether any club charge is recorded against a specific home.
- Court or section association Each court or section has its own association as well as any master association; we confirm both for a specific home.
- City or county The mailing address is Lake Worth, but the community is in unincorporated Palm Beach County, so county rules apply; we confirm the jurisdiction on the Property Appraiser record for a specific home.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
