Overview

About Tropical Ridge

Tropical Ridge is the largest neighborhood association area in the city by homes: about 2,100 of them on the lettered streets west of Dixie Highway, from Lucerne Avenue north to 10th Avenue North and out to I-95. The grid is the 1912 Town of Lake Worth plat.

There are about 1,400 parcels: about 820 single-family houses, about 200 duplexes and small apartment buildings, and about 200 condominium units, several of them in small buildings along Lucerne Avenue and 2nd and 3rd Avenues North. The median year built is 1958, from the 1920s through the 2000s.

North A through H Streets run north and south between the numbered avenues. Lucerne Avenue and Lake Worth Road form the south edge, with downtown east of Dixie and the Tri-Rail station on the west by I-95.

It is inside the City of Lake Worth Beach and outside the designated historic districts. The city lists it as a neighborhood association, not a homeowners’ association. Tropical Ridge is not the same as Tropical Heights, a small 1950s plat in Whispering Palms.

What Else to Check

  • No mandatory HOA The city lists this as a neighborhood association, not a homeowners’ association, so there are no neighborhood dues; condominiums and a few small plats inside it have their own associations.
  • Condominium associations Each condominium building has its own association under Chapter 718, Florida Statutes; we confirm assessments and the building’s inspection status from its documents.
  • City electric service Homes inside the City of Lake Worth Beach are served by the city’s own electric utility rather than FPL; we read a recent bill for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
