Overview

About Sunset Ridge

Sunset Ridge has more single-family houses than any other neighborhood association area in the city, about 1,100. It covers the north end west of Dixie Highway, from 10th Avenue North to the city line and out to I-95.

It is a patchwork of plats from the 1920s to the 1950s, among them Lake Worth Heights (PB 7, page 25), Crestwood (PB 12, page 73) and Worthmore Park (PB 13, page 76). The median house dates to 1957, and about 140 condominium units sit in buildings such as the Enclave at Crown Park on North A Street.

North A through H Streets run north from 10th Avenue North, and Crestwood Boulevard, Park Street and the short lanes off them fill the northwest corner. A strip along Terrace Drive west of I-95 is also inside the area.

It is inside the City of Lake Worth Beach and outside the designated historic districts. The city lists it as a neighborhood association, not a homeowners’ association; Vernon Heights, a newer plat with its own association, sits at its north edge.

What Else to Check

  • No mandatory HOA The city lists this as a neighborhood association, not a homeowners’ association, so there are no neighborhood dues; condominiums and a few small plats inside it have their own associations.
  • City electric service Homes inside the City of Lake Worth Beach are served by the city’s own electric utility rather than FPL; we read a recent bill for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
