Overview
About Amara
Amara is new construction on land that was farmed and used for polo events. PulteGroup won approval for it in 2023 and is building it under its DiVosta brand: 145 one- and two-story single-family homes, with at least 29 of them on lots of half an acre or more.
The developer describes its location as on US 441, three-tenths of a mile south of Hypoluxo Road, with Lake Worth addresses in the 33449 ZIP. Plans call for one- and two-story houses in a modern farmhouse style, and buyers can add a casita on some lots. Some lots reach about three acres.
The plans include a residents’ clubhouse, a pool with cabanas, a fitness center and pickleball courts. Homes are still being built and sold, so the county roll does not yet show the finished community.
Amara is in unincorporated Palm Beach County, so county rules apply. We confirm the plat, the association documents and the builder’s contract terms for a specific lot.

What Else to Check
- New construction Builder deposits, upgrade selections and closing terms are set by the builder’s contract; we read it with you before you sign.
- Association A new association’s budget is set by the developer at first; we read the declaration and the first-year budget for a specific lot.
- City or county The mailing address is Lake Worth, but the community is in unincorporated Palm Beach County, so county rules apply.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
