Overview

About Royal Poinciana

Royal Poinciana is the townsite grid west of the railroad and Dixie Highway, from Lake Avenue south to about 6th Avenue South and out to I-95. It is on the original Town of Lake Worth plat, recorded in PB 2, page 29.

The association area holds about 1,150 homes on about 840 parcels: about 380 single-family houses, about 150 duplexes and small apartment buildings, and about 110 condominium and co-op units. The median year built is 1959, with houses from the 1920s on and some newer infill.

South A through H Streets run north and south between the avenues, and South East Coast Street follows the FEC railroad on the east, with light commercial along the line. Lake Avenue and Lake Worth Road form the north edge, so downtown and the Tri-Rail station are both close.

It is inside the City of Lake Worth Beach and outside the designated historic districts. The city lists it as a neighborhood association, not a homeowners’ association.

What Else to Check

  • No mandatory HOA The city lists this as a neighborhood association, not a homeowners’ association, so there are no neighborhood dues; condominiums and a few small plats inside it have their own associations.
  • City electric service Homes inside the City of Lake Worth Beach are served by the city’s own electric utility rather than FPL; we read a recent bill for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
