Overview

About ROLO

ROLO stands for the Residences of Lake Osborne: the part of the city west of I-95 along the east shore of Lake Osborne, across the water from John Prince Park. Its neighborhood association was founded in 2005.

The association area holds about 1,100 homes: about 600 single-family houses and about 380 condominium and co-op units, including the Lakeside Point and Parkview Villas condominiums. The houses were mostly built from the 1950s to the 1970s, with a median of 1959, on plats such as Lake Osborne Heights, Lake Osborne Terrace, Lake Osborne Hills and Lake Osborne Manor.

Lake Osborne Drive follows the shore, with Cochran, Wright, Snowden and Griswold Drives and the streets around them between the lake and I-95. Murray Hills, a separate association, sits inside the area but is not part of it.

City and county parcels are mixed on the same streets here: some houses are inside the City of Lake Worth Beach and some are unincorporated Palm Beach County. Taxes, permits and the electric provider follow the parcel, so we confirm the jurisdiction for a specific home.

What Else to Check

  • City or county parcel Parcels switch between the City of Lake Worth Beach and unincorporated Palm Beach County on the same streets; we confirm the jurisdiction, taxes and electric provider for a specific home.
  • Condominium associations Each condominium building has its own association under Chapter 718, Florida Statutes; we confirm assessments and the building’s inspection status from its documents.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
