Overview

About Palm Beach National

Palm Beach National is one of the older golf neighborhoods west of Lake Worth Beach. Its streets are named for well-known golf courses, among them St. Andrews, Pebble Beach, Pinehurst, Oakmont, Baltusrol, Medinah, Merion and Hoylake, and the houses sit around a public course with no membership tied to the homes.

The county roll lists about 165 single-family houses on the Palm Beach National Golf and Country Club Estates plats. Building came in two bursts, around 1963 and again from 1971 to 1974, with only a few houses added since. The typical house has about 1,850 square feet of living area.

The golf club is at 7500 St. Andrews Road. Golf directories list the course as public, so residents and visitors play on the same terms.

Palm Beach County property records place it in unincorporated Palm Beach County with a Lake Worth mailing address, so county rules apply. Sources disagree on whether a mandatory homeowners’ association covers the neighborhood, so we read the recorded restrictions for a specific home.

What Else to Check

  • Association We have not confirmed whether a mandatory association covers every lot; we read the deed restrictions and any association records for a specific home.
  • City or county The mailing address is Lake Worth, but the community is in unincorporated Palm Beach County, so county rules apply; we confirm the jurisdiction on the Property Appraiser record for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
