Overview

About Banyan Springs

Banyan Springs is one of the older planned communities west of I-95: its property owners’ association was filed in January 1974, and the first villas followed in 1975. The county roll counts 656 homes at the corner of Military Trail and Boynton Beach Boulevard.

There are two kinds of home. The Cedar Point plats hold 205 villas on their own lots, on streets such as Pine Drive, Hickorywood Place and Rose Hill Drive. The other 451 are condominium units in the Lakeside, Rosehill, Terrace Homes, Coach Homes and Clearbrook Village buildings, most built in the early 1980s.

The property owners’ association describes Banyan Springs as a gated 55+ community and lists a café, a fitness center, tennis and pickleball, billiards, bocce and a library. Each condominium or villa section also has its own association under the master.

Banyan Springs has a Boynton Beach address but is in unincorporated Palm Beach County. We confirm the recorded age rules, both associations and any assessment for a specific home.

What Else to Check

  • Two associations Most homes pay the master property owners’ association and a condominium or villa association; we confirm both for a specific home.
  • Unincorporated county Taxes and services follow unincorporated Palm Beach County; we confirm the millage and any special district for a specific address.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
