Overview
About Downtown West Palm Beach
Downtown West Palm Beach is where the city meets the water. The Great Lawn, Clematis Street, the library and the Brightline station sit within a few blocks of each other, and most homes here are condominiums in mid-rise and high-rise buildings.
The district runs along the Lake Worth Lagoon and Flagler Drive on the east, to the rail corridor on the west, and from Okeechobee Boulevard on the south up past Clematis Street on the north. Most homes are condominium residences and lofts, with some townhomes, in buildings that date from the early 2000s on.
Daily life centers on Clematis Street and the waterfront. The Great Lawn hosts the Clematis by Night concerts, the Mandel library and the Lake Pavilion are on the water, and the Kravis Center and CityPlace anchor the south end.
Brightline’s station on Evernia Street connects the downtown to Miami and Orlando. Each building has its own association, rules on rentals and pets, and charges, so we confirm those for a specific residence.

What Else to Check
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: leasing, pet and approval rules if they matter to you
- After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
- For buildings three stories or taller: milestone inspection and structural integrity reserve study status
- Before closing: the estoppel certificate from the condominium association
