Overview

About Polo Trace

Polo Trace was built in two waves. The original homes went up from 1995 to 2003 around an 18-hole golf course; after the course was sold to GL Homes, about 320 more houses were built on the former fairways from 2019 to 2022.

The county roll counts 710 houses on the Polo Trace plats. The older section has streets such as Doubleton Drive, Weyburne Drive, Kiltie Court and Monarch Court; the GL Homes section on the old course has Whistler Mountain Road, Wildflower Shores Drive, Francisca Club Lane and River Rock Road. The typical home has about 2,230 square feet of living area.

The Palm Beach Post reported in 2017 that the golf course was being sold to GL Homes for about 320 single-family homes, and that GL Homes planned a new recreation facility for residents. The association office sits on Hagen Ranch Road, close to Green Cay Nature Center.

Polo Trace is in unincorporated Palm Beach County with a Delray Beach address. Because the two sections were built more than fifteen years apart, their documents and sub-associations can differ; we confirm both for a specific home.

What Else to Check

  • Sub-associations The original section and the GL Homes section can each carry their own association alongside the master; we confirm every assessment from the disclosure summaries.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
