Condominium tower · West Palm Beach

The Bristol

A 25-story condominium tower at 1100 South Flagler Drive on the Intracoastal, completed in 2019 by Flagler Investors with 69 residences of 3,700 to 9,000 square feet, directly across the water from Palm Beach.

What it is

The Building the Rest of Flagler Drive Is Measured Against

The Bristol stands at 1100 South Flagler Drive, on the former Chapel-by-the-Lake site beside the Royal Park Bridge, facing Palm Beach across the Intracoastal. Flagler Investors, led by Al Adelson and Eugene Golub, bought the land in 2014, launched sales in 2015, broke ground in 2016 and 2017 and completed the tower in 2019. Solomon Cordwell Buenz and Revuelta Architecture designed the glass tower; Amir Khamneipur did the interiors and EDSA the landscape. The design brief, in the developer’s words, was a yacht and its wake.

Twenty-five stories hold 69 residences, fewer than three to a floor, each entered from a private elevator foyer. Sales passed $300 million before completion and a combined 24th-floor penthouse sold for $42.6 million in 2018. For a buyer today the useful fact is different: the building has six years of budgets, minutes and insurance renewals, and I can show you all of them.

Three closed sales in twelve months is a thin sample, so read the median as a marker, not a price for any one home. We pull every closing here for any home you are considering.

Sixty-nine or 68 residences depends on whether a combined unit is counted once; 25 or 24 stories depends on how the lobby level is counted. I take the recorded declaration as the final word on both.

Residences and views

Flow-Through Floors, Private Foyers

Every residence runs east to west, so the Intracoastal and Palm Beach are on one side and the city and sunsets on the other, with terraces behind glass railings on both. Plans start near 3,700 square feet with three bedrooms and run to five-bedroom residences around 9,000, plus guest suites that owners could buy separately. Ceilings start at 10 feet 7 inches. Finishes were specified at the top of the 2019 market: separate his-and-hers closets and baths, full-size laundry rooms, staff and delivery elevators kept apart from the residents’ lifts.

Resale pricing here is set by a small number of transactions. The live market table shows the recent closings, and current asking prices are in the listings on this page. I bring the full sales history, not the two most recent, before we talk about value.

Amenities and services

A Resort Floor and a Staff to Run It

The amenity floors sit on the water side at ground and second level. Listed by the developer and current profiles, October 2026:

  • Two-story lobby opening to a waterfront terrace
  • Outdoor lap pool, hot tub and children’s pool on a sundeck
  • His-and-hers spas with hot tubs, steam, sauna, relaxation and massage rooms
  • Fitness center with yoga studio; beauty suite and salon
  • Club lounge, card room, private dining room and catering kitchen
  • Business center and conference rooms; dog walk area
  • Concierge, 24-hour valet, scheduled car service and car wash
  • Whole-building generator sized to carry air conditioning in every residence

Water access

Views of the Water, Not a Dock on It

I want to be direct about this because buyers ask. In every developer, architect and brokerage source I read for this page, The Bristol has no private dock, slips or marina. Listings describe Intracoastal frontage and views of the yachts across the water, and that is what you get: the seawall and the view.

If a boat is part of the plan, the dockage is a few blocks north. Palm Harbor Marina downtown has about 200 slips for yachts from 50 to 250 feet, and Safe Harbor Rybovich on North Flagler berths yachts to 100 meters. From The Bristol’s stretch of the water, a boat heading to the Lake Worth Inlet passes two bascule bridges, Royal Park with 21 feet of closed clearance and Flagler Memorial with 17, before the open run north. Buildings on this site with their own slips are One Watermark Place and, in Jupiter, Jupiter Yacht Club.

What I Read in This Building’s Documents

A 2019 building has no milestone history, so the documents that matter are the ones that show how the association has run since the developer turned it over.

  • Turnover and the first budgets. The developer’s estimated budget against the first owner-controlled budgets, and how the insurance line has moved each year since 2019 on a glass tower at the water.
  • Structural integrity reserve study. Required for any residential condominium of three stories or more, repeated at least every ten years; its items can no longer be waived by vote. I read the first study’s remaining-life schedule and the funding behind it.
  • Staffing and service contracts. Concierge, valet, car service, spa and generator maintenance are what a fee near $10,328 a month buys. I read the contracts and their escalations.
  • Assessments and the minutes. Twelve months of minutes for anything approved or discussed, then the estoppel to confirm the balance on your residence.
  • Leasing, pets and guest suites. As recorded, including how guest suites are titled and who may use them.
  • Litigation and the FAQ sheet. Any construction or turnover claim, pending or settled, and what the FAQ sheet discloses.

Questions

Questions Buyers Ask Me About The Bristol

Does The Bristol have boat slips?

No. None of the developer, architect or brokerage sources I read list a dock or marina, and listings describe water frontage and views. The nearest slips are Palm Harbor Marina downtown and Safe Harbor Rybovich on North Flagler; One Watermark Place is the Flagler building with its own slips.

How large are the residences?

From about 3,700 to 9,000 square feet under air with three to five bedrooms, plus the combined penthouse at 14,502 square feet under air. Each has a private elevator foyer and terraces on both sides.

What is the association fee?

Association fees run about $10,328 a month at the median of current listings, and most fall in the range of $7,660 to $31,943. I confirm the actual budget line for the residence you choose, plus any assessment.

Are pets allowed?

Yes, with breed restrictions and a limit on the number. I read the rule as recorded rather than the listing summary.

Is a 2019 building safer than an older one on Flagler Drive?

It is newer, which is not the same thing. It has no milestone inspection yet and its structural reserve study is the first of its kind for the building. I read that study and the six years of budgets since turnover, which tell you more than the year on the plaque.
