Overview
About Jupiter Harbour
Jupiter Harbour sits on the water just north of the Jupiter Inlet, close enough that the 1860 lighthouse is part of the view from many homes. It is a set of separate sections under one property owners’ association, with its own marina association.
The five island-named buildings, Antigua, Bahama, Bermuda, Eleuthera and Jamaica, are one 97-unit condominium (Jupiter Harbour Condominium Association). Beside them sit 107 fee-simple townhomes on the Jupiter Harbour plat and Dockside at Jupiter Harbour, both run by the Townhomes at Jupiter Harbour association, for 223 homes in all.
A master property owners’ association covers the whole community, and the 56 boat slips are their own marina condominium, so a slip is bought and governed separately from a home. We pull the documents for the building and the slip before an offer.
Harbourside Place and the Riverwalk are a short drive south across the inlet, and the beaches, the lighthouse and US Highway 1 put most of Jupiter within easy reach.

What Else to Check
- Section association Most homes also belong to a section or condominium association with its own fee and rules; we confirm each layer for a specific home.
- Marina Dock use runs through the Jupiter Harbour Marina Owners Association; we confirm whether a slip conveys and on what terms.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: leasing, pet and approval rules if they matter to you
- After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
- For buildings three stories or taller: milestone inspection and structural integrity reserve study status
- Before closing: the estoppel certificate from the condominium association
