Overview

About Pine Gardens

Pine Gardens goes back to Jupiter’s first growth spurt. Its plats sit in the county’s earliest record books, the oldest house on the roll dates to 1924, and new homes are still going up on its lots a century later.

The county roll counts 346 residential parcels: 311 single-family homes, 15 small multifamily buildings, 12 condominium units and eight vacant lots. Older cottages of about 1,000 square feet sit beside rebuilt homes of 1,800 and more, and lot sizes vary widely from street to street.

It sits north of Indiantown Road in the 33458 ZIP, reached by Center Street, Loxahatchee River Road and Toney Penna Drive. The Jupiter Inlet Lighthouse and Harbourside Place are a short drive east, and the beaches are a few miles away.

Listings divide it into Pine Gardens North and Pine Gardens South. A homeowners’ association was filed with the state in 2011, and a separate condominium association covers the condo units; whether a given house belongs to either is something we confirm by parcel.

Association Fees From Current Listings

Association fees for Pine Gardens vary by building and plan. We confirm the current fees for the home you want and walk you through them.

What Else to Check

  • Association membership Membership in the 2011 homeowners’ association may not cover every parcel; we confirm it, and any recorded restrictions, by parcel.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
