Overview

About Rialto

Rialto is the community name; Loxahatchee Reserve North is the name on the recorded plat. The county roll counts 304 single-family homes there, all built between 2008 and 2015, which makes it one of the newer neighborhoods in Jupiter and one of the closest to I-95.

The homes went up over a few years, with a median build year of 2012. Living space runs from about 2,300 to 3,400 square feet across most of the community, on streets such as Andros Harbour Place, Whale Cay Way and Rudder Cay Way.

The Rialto Community Association was filed with the state in March 2006 under an earlier name, Loxahatchee Reserve Property Owners Association, and is managed by Lang Management. It holds the common parcels on the county roll.

Because records may use either name, and a separate Loxahatchee Reserve plat sits next door, we confirm the recorded plat for a specific home. Indiantown Road puts I-95, the Turnpike and Downtown Abacoa within a short drive.

What Else to Check

  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
