Overview

About Lake Colony

Lake Colony is a cooperative, not a condominium. The county roll counts 203 apartments in three corporations, Lake Colony Apts One, Two and Three, built from 1965 to 1967.

In a cooperative, the corporation owns the buildings and the land, and a resident owns shares tied to an apartment under a proprietary lease instead of holding a deed. That changes how a purchase works, from the documents to the financing, and it is the first thing we explain on any Lake Colony apartment.

Living areas on the roll run from about 620 to about 880 square feet, with the middle near 860. The three corporations were platted in three phases, and each has its own record on the county roll, so we confirm which one a given apartment belongs to.

Our records place Lake Colony in unincorporated Palm Beach County with a North Palm Beach address in the 33408 ZIP. We confirm the jurisdiction for a specific apartment.

What Else to Check

  • Cooperative structure A cooperative corporation sets the monthly charge, which typically covers the corporation’s shared costs; we read the corporation’s documents and financials for a specific apartment.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
