Marina village · North Palm Beach · built 1971 to 1982

Old Port Cove, North Palm Beach

A gated 60-acre peninsula on Lake Worth off US-1, with towers and low-rises from 1971 to 1982 in seven condominium associations, a two-mile waterfront path, and a Safe Harbor marina that takes boats from 30 to 200 feet.

What and where

Seven associations around one marina

Old Port Cove is the marina village of North Palm Beach: a 60-acre peninsula on Lake Worth reached from US-1 south of PGA Boulevard, with a 24-hour gatehouse, Lakeshore Drive and Marine Way running around the basins, and a two-mile path along the water. Listing records name the buildings as Condominium One (1971, twelve stories on Marine Way), Two (1972), Three (1974) and Five (1975), Tower East (1979), Tower West (1980), Lake Point Tower (1982), Quay North (thirteen stories, 178 residences) and the low-rise Harbor Village, some of whose residences come with a private dock. A record I read calls Quay North one of seven associations, and a brokerage page counts eight towers and one low-rise; I reconcile the two against the recorded declarations.

The age is the story. Every building here is between 44 and 55 years old and sits on the water, so each association has passed the milestone inspection threshold and each is now funding reserves on a structural integrity reserve study. That shows up in the fees, which run about $1,137 a month at the median of current listings, with most in the range of $999 to $1,304 depending on the building, and it is why I read the inspection file before the view.

The marina is a separate business. Safe Harbor Old Port Cove leases wet and transient slips to the public, so owning here does not come with a slip and a slip does not require owning here. One listing advertised special slip pricing for residents; I confirm that with the marina office.

Docks and the water

Safe Harbor Old Port Cove, 30 to 200 feet

Safe Harbor’s page lists wet and transient slips for boats from 30 to 200 feet overall, a 50-foot maximum beam, a 12-foot maximum draft and a 64-foot height limit, with 12 feet of water at the approach and dockside on the marina guides. Slips are leased by size with rates on request, transient slips book through Dockwa, and the page says plainly that slips are open to the public. A listing record describes the north and south basins holding about 200 vessels on floating docks. The fuel dock sells ValvTect diesel, Belle’s is the waterside restaurant, and Bluewater Yacht Sales has a brokerage on site.

For the buyer that means two conversations: one with the association about the residence, one with the marina about the slip, its term, and what happens to it on resale. Harbor Village is the exception, where some residences list a private dock, and there I read the dock’s status in the declaration and the permit. The run to the inlet is on my Boating page.

Amenities and services

What the fee pays for, by building

  • 24-hour staffed gatehouse; owners call visitors in
  • Two-mile waterfront walking path around the peninsula
  • Heated waterfront pools; Quay North shares a social room, library and card room with Quay South
  • Fitness centers, saunas and tennis in several buildings; shuffleboard and bike storage in Condominium One
  • Covered or carport parking assigned by building
  • Marina, fuel dock, restaurant and yacht brokerage operated by Safe Harbor, separate from the associations

Amenities as listed in October 2026 listing records and vary by association. On buildings this age, the pool deck, the seawall and the parking structures are the capital items I look for in the reserve study.

The documents

What I check before you buy in Old Port Cove

Florida requires a milestone inspection when a building within three miles of the coast turns 25, with a Phase 2 if the Phase 1 finds deterioration, and a structural integrity reserve study for buildings of three habitable stories or more, with those reserves funded on schedule from January 1, 2026 and no longer waivable. Every Old Port Cove building is past that threshold, so for the association you are buying into I ask for the Phase 1 report, any Phase 2 scope and repair plan, how it is funded, and the reserve study with the current balance. A completed inspection with a funded plan is good news. One that is not done is my first question to the board.

Then the budget and insurance, this year against last, with the wind deductible, and twelve months of minutes for any assessment; one Lake Point Tower record in 2026 showed one alongside the fee. The declaration gives me leasing, approval, pet and age rules, which differ by building here. On a resale you have seven days after receiving the documents to cancel, and I keep the first two for the read.

Questions

Questions Buyers Ask About Old Port Cove

How many buildings are in Old Port Cove?

Listing records name Condominium One, Two, Three and Five, Tower East, Tower West, Lake Point Tower, Quay North and the low-rise Harbor Village, built 1971 to 1982. A record calls Quay North one of seven associations and a brokerage page counts eight towers and a low-rise. I confirm the structure against the recorded declarations.

What are the condo fees at Old Port Cove?

They depend on the building. Current listings show a median of $1,137 a month, and most fall in the range of $999 to $1,304. The current budget for your association is the figure I rely on.

Can I keep a boat at Old Port Cove?

Yes, through Safe Harbor Old Port Cove, which leases wet slips for boats from 30 to 200 feet with a 50-foot beam and 12-foot draft limit. The marina is open to the public and is not an association amenity, so the slip is a separate lease. Some Harbor Village residences list a private dock.

Are there pet restrictions?

They differ by association. The master association allows pets, but a Tower West record in 2026 showed no pets, while Condominium One and Quay North records showed pets allowed with restrictions. I confirm the rule for the specific building before we tour.

Have the Old Port Cove buildings had their milestone inspections?

Every building is past the 25-year coastal threshold, so each association should have a Phase 1 on file and a structural integrity reserve study behind its budget. I request both from the association you are buying into once you are under contract and read them with you inside the review period.
