Overview

About Port Salerno

Port Salerno began in the 1920s as a fishing settlement on Manatee Pocket, a small natural bay off the St. Lucie River, and took the name Port Salerno in 1960. This page covers the original Salerno plats, about 1,059 built homes on the county roll, not the whole Census area.

The county roll ties these homes to a handful of plats: Port Salerno, Port Salerno Village Phases I and II, Vista Salerno, Salerno Shores and Salerno Small Farms. The oldest home dates to 1910, most went up between the late 1950s and 2011, and new houses are still being added. The roll also lists 148 vacant residential lots.

The mix is wider than in most Stuart neighborhoods: about 786 single-family houses, 147 mobile homes and 118 parcels of small multifamily buildings, from about 770 to more than 2,100 square feet. Lots were platted block by block over decades, so lot size and zoning change from street to street, and we confirm both for a specific home.

Port Salerno is in unincorporated Martin County with a Stuart mailing address, mostly in the 34997 ZIP. It is bordered by the St. Lucie River and Indian River Lagoon to the north, Great Pocket to the east and Manatee Pocket to the northwest. Miles Grant, Hansons Landing and River Pines are nearby communities with their own pages.

What Else to Check

  • No neighborhood association We found no association covering the original Salerno plats, so most homes have no association fee; we confirm for a specific home whether a newer section has its own.
  • Flood zone Homes near Manatee Pocket and the river can sit in a flood zone; we pull the flood zone and any elevation certificate for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
