Overview

About Belair

Belair, also written Bel Air, is two streets of 1920s and 1930s houses south of Southern Boulevard. The City counts it as West Palm Beach’s fourth historic district, designated in August 1993.

Part of the land was a pineapple plantation owned by Richard Hone, whose frame vernacular house from about 1895 still stands at 211 Plymouth Road. According to the City, the property later passed to George Currie and then to William Ohlhaber, who grew coconut palms and ferns before he platted the subdivision and sold lots. Ohlhaber’s own mission-style house at 205 Pilgrim Road was the first one built.

The county roll counts 87 residential parcels inside the City’s district boundary: 70 single-family houses and 17 small multifamily buildings, most built between 1925 and 1963, at a typical size of about 1,780 square feet. The subdivision was recorded as one plat, Belair.

It sits in the 33405 ZIP in the south end of the city, a short drive from Dreher Park, the Palm Beach Zoo and the Norton Museum of Art. Because it is a local historic district, exterior work on a house goes through City review.

What Else to Check

  • Historic district review The City of West Palm Beach reviews exterior changes to homes in its historic districts, on every side of the building. A certificate of appropriateness comes from City staff for smaller work and from the Historic Preservation Board for major work; interior remodeling is not reviewed.
  • Historic tax exemption The City’s ad valorem exemption can keep qualifying restoration work from raising the taxes for up to ten years. The City says to apply before any work starts.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
