Overview

Condominiums Around a Resort on Hutchinson Island

Indian River Plantation is a planned resort community on Hutchinson Island, east of downtown Stuart across the Indian River Lagoon. The resort sits at its center, and more than a dozen condominiums surround it.

Martin County property records list 974 condominium residences on the Indian River Plantation land. The first, the Resort Villas on NE Tradewind Lane, were finished in 1977; Tennis Villas, Fairway Villas and Plantation House followed by 1979, Inlet Village, Lakeside, Ocean Terrace and Riverwood in the early 1980s, Riverbend and Plantation Club Villas later in the decade, Ocean House in 1991, Beachwalk in 1993 and Bayview, the newest, in 1997.

The streets run off NE Ocean Boulevard: NE Plantation Road for Plantation House, Ocean House, Inlet Village and Beachwalk; NE Edgewater Drive for Riverbend, River Village and Riverwood; NE Tradewind Lane, NE Gulfstream Way and NE Golfview Circle for the early villas; and NE Island Cove Way for Bayview. Most residences run from about 870 to 1,560 square feet, with larger plans in parts of Bayview and Ocean House.

The resort runs the marina on the lagoon and the golf course. Each condominium has its own association, budget and rules, and the resort’s amenities are run separately, so what an owner pays and can use depends on the building. That is why we gather the documents for the specific condominium before you make an offer.

What It Costs to Own in Indian River Plantation

Beyond the mortgage and property taxes, a residence here carries its condominium association charge, set by its own building. The amounts are not published in one place, so we gather the current figures for any home you are serious about.

  • Condominium association Each condominium has its own association, budget and rules on leasing, pets and renovations. Florida law gives buyers the condominium documents, with a window to cancel, before closing.
  • Resort amenities The marina, the golf course and the resort’s pools are run by the resort, not by the condominiums. Whether an owner can use them, and on what terms, comes from the resort and the documents, so we get it in writing.
  • Older buildings Many buildings date from 1977 to 1982. Florida’s milestone inspection and structural integrity reserve study rules apply to condominium buildings three stories or taller, and their status and any planned assessments belong in the questions before you sign.
  • Taxes and insurance After a sale the assessed value resets to market value the following January, so a buyer’s tax bill can be higher than the seller’s. Flood zones on a barrier island differ between the beach side and the lagoon side, and insurance quotes depend on them.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you, and the parcel’s tax bill
  • After you sign: the declaration, budget and reserves, with a seven-business-day window to cancel, plus milestone inspection and reserve study status for buildings three stories or taller
  • For resort amenities: the current terms for marina, golf and pool use, in writing
  • Before closing: the estoppel certificate from the association, ordered by the closing agent
