Association and costs

The Del Harbour Association and What It Costs

Who runs the association, what governs it, and what current listings say the fee is.

WaterMany homes back to the Intracoastal or a canal; we confirm frontage, seawall condition, dock rights and any fixed bridges between the home and the inlet for a specific property.

Association Fees From Current Listings

Association fees for Del Harbour vary by building and plan. We confirm the current fees for the home you want and walk you through them.

What Else to Check

  • Condominium or house The houses carry no condominium association, while each small condominium has its own; we confirm any association, assessment and the building’s inspection status for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
