Overview
About Villas of Ocean Dunes
Villas of Ocean Dunes is a gated townhome neighborhood on its own private loop, Ocean Dunes Circle. It is often grouped with The Bluffs, but its association was filed in January 1983, before the Bluffs builder’s associations.
The 300 homes were built in phases across four plats, 184 in 1984 and the rest through 1988, and run from about 1,250 to 2,270 square feet. The association owns its private roads with a gate house added in 2007, plus a clubhouse, pool, spa, tennis and racquetball courts and a lake dock. Ocean at the Bluffs South is across US 1.
The Bluffs has no master association today, so what you pay and the rules you follow come from Villas of Ocean Dunes’s own declaration and association. We pull the fee details, the disclosure summary and the budget where available before you make an offer; the estoppel certificate confirms the amounts at closing.
