BallenIsles

1,575 homes in 33 neighborhoods on the ground of the original PGA National Golf Club, three courses, and a member-owned equity club whose membership transfers with every deed.

What it is

Old golf ground, newer homes, mandatory membership

The golf at BallenIsles is older than the houses. John D. MacArthur commissioned the PGA National Golf Club here in 1964; it ran as JDM Country Club from 1973, took the BallenIsles name in 1988, and the neighborhoods went in from the early 1990s through the mid-2000s. Today it is 1,575 residences in 33 neighborhoods (one brokerage rounds it to nearly 1,600) on about 1,300 acres, bordered by PGA Boulevard to the north, Military Trail to the east, Northlake Boulevard to the south and the Turnpike to the west, with gated entries on the first three.

The club is owned by its members and every owner holds an equity membership. There is no waiver and no way to buy the house without the club; the choice is the tier. So the price of a BallenIsles home is the contract price, plus the membership check at closing, plus the dues, and I compare tiers as carefully as I compare houses.

The numbers

Membership and what it costs

BallenIsles does not post its fee sheet, so the joining structure below comes from a brokerage page that breaks each tier into an equity piece and an initiation. Dues are not split by tier in anything I can date. Both are secondhand; the club’s written schedule is what I put in front of you.

Capital or assessmentsService fees, assessments and HOA fees are separate from and in addition to the membership. A master HOA and a neighborhood HOA both apply. Association fees run about $645 a month at the median of current listings, and most fall in the range of $270 to $1,100; I get yours in writing for the home you want.October 2026, brokerage page
Refund termsThe equity piece is the refundable part; the initiation is non-refundable. Percentage and timing per the by-laws; I confirm in writing.October 2026, brokerage page; by-laws on request

Every figure here is from a brokerage source dated in the table, not from the club, and the club revises its sheet; treat the numbers as the shape of the cost, not the cost. I request the current schedule and the by-law refund article from the membership office.

Golf and amenities

Fifty-four holes on three courses. The East, by Dick Wilson and Joe Lee, opened in 1964 and hosted the 1971 PGA Championship; it was renovated in 2008 and again by Nicklaus Design, reopening in January 2023 at 7,474 yards from the PGA tees. The North opened in 1964 as nine holes, Joe Lee added the back nine in 1969, and Kipp Schulties renovated it in 2013; it plays 6,865 yards from the back. The South, from the same 1964 Lee and Wilson plan, was redesigned by Rees Jones and reopened in January 2020 at 6,827 yards, par 72, and is reserved for members and their guests.

The Sports Complex is 65,000 square feet with a full-service spa and salon. The racquet facility counts about 30 courts in total, tennis, pickleball and racquetball, and has been ranked first in the country by the USTA; a 500-seat stadium court sits in the complex. The club lists six dining venues on property, and the clubhouse has been slated for a $35 million overhaul adding a restaurant and sports bar.

The homes

Thirty-three neighborhoods built over roughly fifteen years means a wide product range inside one gate, and each neighborhood has its own association on top of the master. The names below are examples, not the full list.

Condominiums and townhomesCurrent asking prices are in the listings on this pageCondo or townhome association under the master HOA; membership still required.
Patio homes, golf villas and courtyard homesPalm Bay Club (112 homes, its own gate); the original Coral Cay, Crystal Bay, St. JamesSmaller lots, from about 0.13 acre on current listings.

Neighborhood counts, home types and lot sizes from Wikipedia, a brokerage page and a May 2026 brokerage guide, as of October 2026. The master HOA allows pets; individual neighborhoods may restrict them. HOA figures differ by neighborhood and I pull them per address.

Before you commit

What I check before you join

A mandatory club means two contracts close the same day, and BallenIsles adds a third party in the neighborhood association. The headline buy-in is the easy part. What changes a decision here is the split between equity and initiation, whether the tier you want has a waitlist, and what the clubhouse project will cost members over the next few years.

Questions

Questions Buyers Ask About BallenIsles

Is club membership required at BallenIsles?

Yes. Every owner purchases an equity membership and the obligation transfers with the title. You choose the tier: full golf, sports, tennis or social.

What does it cost to join BallenIsles in 2026?

Each tier is an equity piece plus an initiation. The club has not published its fee sheet, so I get the current schedule by tier in writing.

What are the annual dues?

No dated source splits the annual dues by tier. I request the current schedule by tier from the club, because the social and golf numbers are not the same.

Is any of the membership money refundable?

The equity portion is the refundable part; the initiation is not. The percentage and when it is paid, at your resale closing or when the next member joins, come from the by-laws, which I read with you.

Which BallenIsles course hosted a major?

The East. It hosted the 1971 PGA Championship, and after a Nicklaus Design renovation it reopened in January 2023 at 7,474 yards from the PGA tees.
