Private club · Palm Beach Gardens

Frenchman’s Creek

About 600 homes south of Donald Ross Road, roughly a hundred of them on deep-water canals, 36 holes, a 124,450-square-foot clubhouse, an oceanfront beach club in Juno Beach, and an equity membership required of every resident.

What it is

The one with the water

Frenchman’s Creek is the Palm Beach Gardens club with docks behind the houses. The community holds about 600 homes on the land south of Donald Ross Road, and somewhere between 95 and 104 of them, depending on the source, sit on deep-water canals with access to the Intracoastal Waterway and from there the ocean. No other club in the Gardens offers that. The homes run from custom estates and lakeside houses to patio homes, villas and townhomes, built mostly in the late 1980s with rebuilds continuing through 2024.

The club is a Beach & Country Club in fact as well as name: 36 holes and a new 124,450-square-foot clubhouse at 13495 Tournament Drive, plus a beach club at 400 Celestial Way in Juno Beach. Equity membership is mandatory for every resident, and the joining figures below are from a brokerage page rather than the club, which does not publish them.

The numbers

Membership and what it costs

Frenchman’s Creek does not publish its fee sheet. The joining structure and the refundable portion below come from a brokerage page current to October 2026, and the association fee is computed live from current MLS listings. I say where each number came from and I confirm all of them with the club.

None of these figures is from the club. They give you the shape of the cost; the club’s current schedule, the by-law refund article and the association estoppel give you the cost. Dock lots carry their own numbers too: seawall, lift and permit history are separate from anything the club charges.

Golf and amenities

Thirty-six holes with a bi-level driving range: the North Course by Jim Fazio and the South Course by Bob Cupp, both par 72. Racquets are a large part of the club, with 26 Har-Tru and stadium courts for tennis, pickleball and creek ball, plus two full-size bocce courts. The fitness center is open 24 hours with cardio, weights, classes and coaching, and the club has an on-site therapy arrangement with Jupiter Medical Center; the spa offers body treatments and a full nail salon.

The new main clubhouse is 124,450 square feet with several dining rooms. The beach club in Juno Beach has waterfront dining, and the pool area serves light fare poolside. For the boating side, the club itself publishes no slip count; the dockage that matters here is behind the canal homes, and I cover depth, bridges and the inlet run on the Boating page.

Residences

The homes

About 600 homes in a range of models from the original build, with newer custom homes replacing some of them. The model names below are the ones a brokerage page lists; the canal lots are the scarce product.

Home count, types and model names from brokerage pages; build years from MLS records in a brokerage guide updated October 12, 2026 (which counts a subset of 111 single-family homes). Layers: the community association, the club, and any section association for the attached product; I confirm each per address.

Before you commit

What I check before you join

Two things are different here. The refund is a fixed dollar figure rather than a percentage, so the question is timing, not math. And a canal lot adds a second inspection: the seawall, the dock and lift, the permits behind them and the water depth at the dock, none of which the club or the association will vouch for.

Neighborhood scores, places and schools come from Local Logic through IDX Broker and update on their own. Schools are shown by distance, not assignment; the zoned school for any address is set by the School District of Palm Beach County, and we confirm it for the home you are considering.

Questions

Questions Buyers Ask About Frenchman’s Creek

Is membership required at Frenchman’s Creek?

Yes. Equity membership is mandatory for every resident and the club is residents-only, so the membership check closes with the house.

What does it cost to join Frenchman’s Creek in 2026?

Part of the joining amount is refundable when you sell. Association fees run about $2,374 a month at the median of current listings. The club does not publish its joining amount or dues, so I get the current fee sheet in writing before you offer.

Can I keep a boat at my house?

On one of the 95 to 104 deep-water canal lots, yes, with access to the Intracoastal Waterway. I verify the seawall, the dock and lift permits and the depth at the dock on each lot, and the bridge and inlet notes are on my Boating page.

Where is the beach club?

At 400 Celestial Way in Juno Beach, on the ocean, with waterfront dining. It is part of the membership along with the main clubhouse on Tournament Drive.

What kinds of homes are there?

About 600 in all: custom and estate homes, lakeside homes, patio homes, villas and townhomes, built mostly in the late 1980s with rebuilds through 2024. The canal homes are the scarce product.

Let Us Take Care of the Details

Tell me whether a dock is part of the plan and the tier you have in mind. I will come back with the club’s written schedule, the association figures, and for a canal lot the seawall, dock and permit record, then arrange the visit and coordinate every step to closing.
