Overview

About Eagle Lake

Eagle Lake went up all at once: every one of its 113 homes on the county roll dates to 1984. It is one of the early neighborhoods of Martin Downs, the Palm City master plan begun in the mid-1970s.

The homes sit on small lots, most about 1,700 to 2,100 square feet of land, which usually means attached villas; the county classes them as single-family homes. Most have about 1,180 to 1,600 square feet of living area. They line SW Westlake Circle, with a few on SW Westlake Terrace, recorded at PB 9, page 57.

The Eagle Lake association holds about 12 acres of streets and common land on the county record, and the Martin Downs Property Owners Association holds a water management tract. We confirm lake or golf views and the maintenance split for a specific home.

It sits in the western part of Martin Downs, close to Egret Pond, Osprey Creek and Quail Meadow, in the 34990 ZIP.

What Else to Check

  • Layered associations The neighborhood association is a member of the Martin Downs Property Owners Association; we confirm every assessment, at both levels, from the disclosure summaries.
  • Golf club Any club membership is separate from the home as far as we have found; we get current terms in writing on request.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
