Overview
About Old Palm City
Old Palm City is where Palm City began: a grid of numbered streets along Mapp Road, laid out on the Amended Plat of Palm City and the Cleveland additions. Martin County runs a redevelopment plan for it by name, and the county roll dates its oldest houses to 1925.
Old Palm City is a name, not one recorded subdivision. It takes in the Amended Plat of Palm City (PB 2-P, page 24), the Cleveland Addition and the Cleveland 2nd, 3rd and 4th Additions, Palm City Gardens, Henderson’s Addition, Palm Heights, Belle View Court, Sunset Gardens, Webb & Hower and Maplewood. On the 2025 roll that is about 658 houses, 48 small multifamily buildings and about 66 vacant lots.
Every decade is here. A few dozen houses date from the 1920s to the 1940s, building picked up in the 1950s, and the 1970s and 1980s were the busiest decades. A typical house has about 1,500 square feet of living area on a lot of about a quarter acre, and newer houses keep filling vacant lots.
Martin County adopted the Old Palm City Community Redevelopment Area plan in 2002. Its most visible result is the Mapp Road Town Center, rebuilt with wide sidewalks, bike lanes, street lights and on-street parking, followed by the Patio at Palm City Place and the Ripple stormwater trail. It is in unincorporated Martin County with a Palm City address in the 34990 ZIP, so the county sets zoning, permits and building rules.

- No single association Most of Old Palm City has no mandatory homeowners association; we confirm in the title work whether a specific lot carries any recorded restrictions or association.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
