Overview

About Newfield

Newfield is a planned town on former groves and pasture in western Palm City. The Kiplingers owned the land, once known as Shadow Lake Groves, for more than four decades; Martin County approved the plan in 2020, and Mattamy Homes was named master developer in 2022.

The plan calls for about 4,000 homes on about 3,400 acres, with more than 2,300 acres kept as open space: pasture, wetlands, forest and lakes. The first neighborhood, Rosette Park, broke ground in August 2024 and is planned for about 1,000 homes, with a village center, retail, restaurants and small offices to follow.

Mattamy describes ten miles of trails, a trail network for hiking, mountain biking and riding called KC Trails, a working farm of more than 100 acres, and the Kiplinger Conservancy, about 450 acres planned to hold Martin County’s first gopher tortoise preserve.

The first homes are recorded as Newfield Crossroads, Phases 1A-1 to 2A-1. On the 2025 county roll (October 2026 pull), 126 homes there are finished, almost all in 2025, with another 65 lots still vacant, so the numbers change month to month. Common land on the roll is held by the Newfield Community Development District.

What Else to Check

  • Community development district Newfield’s common land is held by the Newfield Community Development District, which can levy its own assessments on the tax bill; we confirm them for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
