Overview
About Palm City Farms
Palm City Farms is the land that made Palm City. From 1912 a land company drained a tract of about 10,000 acres with ditches and roads, cutting outlets through Danforth Creek and Bessey Creek, and sold it in ten-acre farm plots.
The original tract lines still shape it. Most parcels on the county roll are halves or quarters of the old ten-acre plots, so the typical lot is about five acres. The roll counts 399 houses, 63 vacant residential lots and a few mobile homes, and it classes many other parcels as pasture, nurseries and other farm uses.
Homes span a century: the oldest on the roll dates to 1920, the median to 1989, and new houses are still going up. Sizes run from about 1,400 square feet to more than 4,900, with a typical house of about 2,640.
There is no single association. Each property has its own recorded restrictions, zoning and, often, an agricultural classification on the tax bill, so the questions are about wells, septic, fencing, barns and permitted uses as much as the house.

What Else to Check
- Agricultural classification Some parcels are taxed under an agricultural classification that can change with a sale or a change of use; we check the tax bill and the property appraiser record for a specific parcel.
- Well and septic Many properties use private wells and septic systems; we arrange the inspections and check county records.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
