Pennock Point, Jupiter

An ungated peninsula with water on three sides off Loxahatchee River Road, Jupiter 33458, one of the first settled parts of town, where roughly a hundred homes built from 1948 to this year sit on lots from a third of an acre to more than two, with no homeowners’ association and docks that run straight into the river.

With no association to read, I read the lot: survey, frontage, seawall, dock permits, depth and the bridges to the inlet,.

What it is

What Pennock Point is

Pennock Point is a peninsula pushing north into the Loxahatchee River from Loxahatchee River Road, with water on three sides and the Jupiter Lighthouse in view down the river from the point lots. The name is the Pennock family’s, who arrived from Philadelphia in 1895 and ran a dairy and a fern nursery that shipped asparagus fern to florists across the country; a listing notes the ground was once Fort Jupiter. It is one of the earliest developed parts of Jupiter and it is not a subdivision in the modern sense: there is no gate, no association and no fee.

The count depends on who draws the line. Brokerage pages put it at 81 to 119 homes; the 2025 county roll, as mapped by one market report, shows 198 homes on 205 parcels built from 1948 to 2025 with a median year of 1978. Lots are typically half an acre or more, with listings in October 2026 ranging from 0.37 to 1.29 acres and one riverfront parcel at over 2.5 acres with about 200 feet of frontage. Houses run from 1950s originals near 1,100 square feet to new construction above 11,500.

That spread is the whole story. A 1,100-square-foot house on a riverfront half acre and an 11,000-square-foot new build next door are the same street and different assets, and without an association standard to lean on, the lot, the frontage, the dock and the condition of the house carry the file.

Docks and water

The river, the docks and the bridges

The water is the Loxahatchee itself, not a canal. Listings describe a 90-foot dock built for Intracoastal and ocean runs, a point lot with 153 feet of direct frontage and 1.29 acres, and a parcel with about 200 feet of river. The federal gauge for this stretch of river sits at Pennock Point, Channel Marker 2, which tells you the marked channel runs past the point. What the listings do not give is depth at the dock at low water, and the river shoals outside the channel, so a sounding at the slip is the first thing I order.

Between the point and the ocean there are three spans and only one of them is fixed. Alternate A1A crosses the river on a fixed bridge that FDOT describes with a 47-foot-wide navigation opening and roughly 26 feet of air at mean high water. The FEC railroad bridge next to it opens, and Brightline’s 2022 rebuild gave small craft an extra 14 inches under the closed span. US 1 opens too: the new twin double-leaf bridge finished in December 2025 carries up to 42 feet of clearance over a 125-foot channel. East of US 1 the river widens into the inlet and nothing else crosses it.

The practical reading is this. A center console or a flybridge under 26 feet of air draft runs to the inlet on the tide without waiting for anything but the railroad. A tower boat or a sailboat has to measure. And because the Alternate A1A bridge marks the western edge of the inlet’s no-wake zone, the last stretch is slow water whatever you drive. I confirm all of it against your boat before the dock becomes part of the price.

With no association there is also no one else’s insurance, reserve or rule to inherit, and no one else’s inspection either. Seawall age and condition, the dock and lift permits with Palm Beach County and the state, the elevation certificate and flood zone, and the permits on any renovation or new build are the owner’s alone. Where a 1950s house stands, I also price the lot as a lot, because that is how the next buyer will.

For the specific home

What I check before you buy in Pennock Point

No association means nothing is pre-checked. This is my list.

  • Survey with the river frontage in feet, the riparian line and any easements along the shore.
  • Depth at the dock at mean low water and the route to the marked channel.
  • Dock, lift and seawall permits, and the seawall’s age and condition by inspection.
  • Bridges on the route to the inlet against your boat’s air draft, and the no-wake zone from Alternate A1A east.
  • Elevation certificate, flood zone and the insurance quote that follows from them.
  • Permit history on the house, and for an older home a lot valuation alongside the house valuation.

Questions

Questions Buyers Ask About Pennock Point

Does Pennock Point have an HOA?

No. Brokerage pages and listings describe it as ungated with no association and no fee, and a market report shows no association on record. A title search still checks for any recorded deed restriction on the specific lot.

Are there fixed bridges between Pennock Point and the ocean?

One. The Alternate A1A bridge, which FDOT lists at about 26 feet of clearance over mean high water. The FEC railroad bridge and the US 1 bridge, replaced in 2025 with up to 42 feet of clearance, both open. I check the route against your boat’s air draft.

How deep is the water at the docks?

Listings do not say. The marked channel runs past the point and the river shoals outside it, so I order a sounding at the slip at low water.

How big are the lots?

Typically half an acre or more. October 2026 listings range from 0.37 to 1.29 acres, with one riverfront parcel over 2.5 acres with about 200 feet of frontage.

What do homes sell for?

The live market table on this page shows the last twelve months of sales. Riverfront, lagoon and dry lots are three different markets and I price them separately.

How old are the homes?

1948 to 2025 on the county roll, median 1978. Original 1950s houses near 1,100 square feet sit beside new construction above 11,500, and older houses here are often valued as lots.
