Sailfish Point, Stuart
A gated 532-acre community at the southern tip of Hutchinson Island in Stuart 34996, where the St. Lucie Inlet meets the ocean: about 260 single-family estates and villas plus townhomes and condominiums, a Jack Nicklaus Signature course, an 84-slip marina and a property owners’ association that is also the club.
I get the current fee booklet from the administration office, match the quarterly maintenance to your exact building, and confirm how the slip transfers.
What it is
What Sailfish Point is
Sailfish Point occupies the last 532 acres of Hutchinson Island, with the Atlantic on one side, the St. Lucie Inlet on the other and a single guarded gate on the road in. Listings put the total near 520 residences; a brokerage count in October 2026 breaks that into roughly 260 single-family estates and villas plus the townhomes of Marina Point and the oceanfront condominium buildings along Dune Drive and Sailfish Point Boulevard. The course is a Nicklaus Signature design of 7,088 yards, par 72, and the club runs it without tee times.
What makes this community different from almost every other club on this site is that the club and the association are one body. The Sailfish Point Property Owners’ and Country Club Association collects the dues, runs the clubhouse, the tennis center, the fitness and spa building and the aquatic complex, and every owner is a member of it. Golf is the only piece that is separate and optional. So when a buyer asks me whether membership is mandatory, the answer is yes for the association side and no for golf, and the two have two different price tags.
The other difference is that Sailfish Point has actually published its numbers. The association publishes a fee booklet, and the club revises it. I treat the booklet as the structure and request the current edition for you before any number goes into your budget.

The booklet, line by line
What it costs to own and belong, as of the June 2022 booklet
Start at the gate. The fee booklet lists an application fee and a one-time, non-refundable capital contribution paid at purchase. Annual association dues carry a food minimum, and those dues cover the clubhouse, the fitness and spa facilities, the tennis center and the aquatic complex. That is the mandatory layer, and it attaches to every deed inside the gate whether you ever pick up a club or not.
Golf sits on top. The same booklet lists a second non-refundable capital contribution for the golf club, a renovation assessment, dues plus tax and a trail fee each year for your own cart. A golfer buying an estate here is therefore looking at one-time money and annual dues on top of the association before the house itself. I give you the structure, not the price, because the club revises the numbers and the current booklet is the only one that belongs in your spreadsheet.
Then the third layer, which only applies to the attached product. Building maintenance is billed quarterly and differs by building and unit type: Marina Point townhomes and villas, The Point, the 2001 and 2800 buildings, Ocean Isle and Southern Isle, with a dock assessment on Marina Point and special assessments in some buildings. Association fees across current listings run about $4,856 a month at the median, and most fall in the range of $2,729 to $7,385. A condominium buyer here pays the association, the club if they golf, and the building, and the building figure can be the largest of the three.
The marina is its own file. The club counts 84 wet slips; a marina directory adds 45 dry spaces, and a listing describes slips for vessels to 125 feet, so I confirm the count and the maximum length with the harbormaster rather than repeat any one source. The rate card prices annual slip rental by the foot per month, with different rates for fixed and floating docks and a minimum length, plus seasonal rates, dry storage by boat length and a guest dock by the foot per day. I get the current card. More important than the rate is the title. Some slips are deeded and transfer with the home, some are allocated or leased through the association with a wait list, and a few lots carry a private dock. Which of those you are buying changes the price of the house, so it is the first thing I pin down on any listing that says marina.
For the specific home
What I check before you buy in Sailfish Point
The booklet tells you the structure. These are the questions the booklet does not answer.
- The current fee booklet from the administration office, dated, so you see exactly what it charges.
- Which quarterly maintenance schedule applies to the unit: Marina Point townhome or villa, The Point, 2001, 2800, Ocean Isle or Southern Isle, and what special assessments are open.
- For the condominium buildings, built 1981 to 1991: milestone inspection status, structural reserve study, insurance in force and anything pending a vote.
- The slip: deeded, allocated or leased, its length and draft limits, the transfer approval and whether a wait list applies.
- Golf membership availability and whether any wait list exists for a new owner who wants to join at closing.
- Leasing rules and renter access to the club, since a seasonal tenant’s privileges are set by the association, not the landlord.
- Estoppels from the association and from the building, reconciled to one closing figure.

Questions
Questions Buyers Ask About Sailfish Point
Is membership at Sailfish Point mandatory?
Yes for the association side. Every owner is a member of the Sailfish Point Property Owners’ and Country Club Association, which runs the clubhouse, tennis, fitness, spa and pools. Golf is a separate, optional membership with its own capital contribution and dues.
What does it cost to join?
The fee booklet lists an application fee, a non-refundable capital contribution and annual dues with a food minimum. Golf adds a second capital contribution, a renovation assessment and dues plus tax. The club revises the amounts, so I request the current booklet for you.
Do condominium owners pay more?
They pay the association like everyone else, plus their building. Association fees across current listings run about $4,856 a month at the median, with most in the range of $2,729 to $7,385, and building maintenance varies by building and unit type, with special assessments on top in some buildings.
How does the marina work?
The club counts 84 wet slips, with dry storage beside them. Slips are deeded to some homes, allocated or leased through the association for others, and a few lots have private docks. Slip rental is priced by the foot per month on the current rate card. I confirm the slip’s status and the vessel limits.
How old are the buildings?
The oceanfront condominium buildings date from 1981 to 1991, which puts them inside Florida’s milestone inspection and structural reserve requirements. I read the inspection and the reserve study before you fall for the view.
How long do homes take to sell?
