Intracoastal condominium · West Palm Beach · Two residences a floor

Forté on Flagler, West Palm Beach

A 25-story tower finished in 2025 at 1333 S Flagler Drive, West Palm Beach 33401, with 40 residences on the county roll, two to a floor, closings under way since July 2025, a monthly fee that current listings put at a median of $11,294, and a first-year association whose budget is still the developer’s estimate.

I read the developer’s budget against the first real one, the turnover schedule and the leasing and pet articles before you take on a share of a 40-owner building.

What it is

What Forté on Flagler is

Forté on Flagler stands at the recorded address of 1333 S Flagler Drive, though the marketing used 1309 and you will see both. Two Roads Development and Alpha Blue Ventures built it, Arquitectonica drew it, Jean-Louis Deniot did the interiors and Moss Construction topped it off on April 19, 2024. Closings began July 14, 2025. The live market table below shows the closings recorded over the last twelve months.

The count is the first thing to settle. The developer’s pages say 41 residences; the county roll and the trade press say 40, and I use 40. There are no more than two homes on a floor, which the county records as 4,420 and 4,436 square feet of total area for the 01 and 02 stacks from the fourth floor to the 23rd, a single 8,893-square-foot residence on 24 and a 9,040-square-foot penthouse above it. Marketing describes the plans as roughly 4,200 to 8,400 square feet with four and five bedrooms, ceilings of ten or twelve feet and wraparound terraces of 1,000 to 2,000 square feet on some plans.

Service is the building’s premise: a 24-hour attended lobby and valet, concierge, house cars, a 75-foot lap pool with a heated spa, a private dining room for 24, a library, an evening lounge, his and hers spas, a fitness room and yoga studio, a golf simulator, a card room, two guest suites and a dog park. Each of those lines is staff or maintenance, and in a building of 40 owners every line divides 40 ways, which is where I start.

First budgets

The fee, the turnover and the rules in a first-year building

Start with the fee, because the published numbers do not agree. Fees run about $11,294 a month at the median of current listings, and most fall in the range of $11,152 to $12,150, but not every listing says whether its figure is monthly or quarterly. The truth is that the association is running on the developer’s estimated budget and the first owner-adopted one will differ. I get the current budget, the estimated budget from the offering documents and the gap between them, in writing.

Second, turnover. Florida’s condominium statute hands control of the association from the developer to the owners on a schedule tied to how many units have closed, and with most of the 40 residences closed that handoff is either done or imminent. With it come the turnover audit, the developer’s warranty obligations and the first owner-elected board. I ask for the turnover report and the engineer’s turnover inspection if one has been done, because that is the structural baseline for a building that will not face its first milestone inspection for decades.

Third, the rules. Listings mark leasing as allowed with restrictions and say nothing about the minimum term, the waiting period after purchase or how many times a year a residence may be leased. Pets are allowed; a dog park is part of the amenity floor and listings report breed and number limits. Each of those lives in the recorded declaration, which I read rather than paraphrase. In a building this small a single owner leasing seasonally changes the lobby, so I also ask the manager how many residences are leased today.

Last, what the address does and does not include. There is no dock and no slip; a boat lives at Palm Harbor Marina downtown or at one of the private slips at One Watermark Place to the north. Parking is in private enclosed garages for two or three cars under the building, with valet above, and I confirm which garage is deeded to which residence before you count on it.

For the specific home

What I check before you buy in Forté on Flagler

A new building has fewer documents than an old one, and every one of them matters more.

  • The current operating budget against the developer’s estimated budget from the offering, and what changed.
  • Turnover status: whether the owners control the board, the turnover audit and any engineer’s turnover report.
  • The leasing article in the recorded declaration: minimum term, waiting period after purchase, frequency and approval.
  • The pet article as recorded, with the breed and number limits the listings mention.
  • Which enclosed garage and storage are deeded to the residence, and the valet and house-car arrangements.
  • Developer warranties still in force, any open punch list on the common elements and the estoppel reconciled to the closing figure.

Questions

Questions Buyers Ask About Forté on Flagler

What are the fees at Forté on Flagler?

Current listings show a median of $11,294 a month, with most in the range of $11,152 to $12,150, and not every listing says monthly or quarterly. The association is still on the developer’s estimate, so I get the current budget rather than quote a range.

How many residences are there?

Forty on the county roll, two to a floor from the fourth to the 23rd, one full-floor residence on 24 and a penthouse. The developer’s pages say 41. I use the county.

Is the address 1309 or 1333 South Flagler?

Both appear. Marketing used 1309; every residence is recorded at 1333 S Flagler Drive, so that is the address to search in the public record.

Can I lease my residence?

Listings say leasing is allowed with restrictions and give no terms. The minimum term, any waiting period and the annual limit are in the recorded declaration, which I read before you count on income.

Are pets allowed?

Yes by every listing, with breed and number limits reported, and there is a dog park on the amenity level. The recorded pet article controls, and I read it.

Does the building have boat slips?

No. Nothing in the sources shows a dock. The nearby options are Palm Harbor Marina downtown and the private slips at One Watermark Place.
