Overview

About Marina at the Bluffs

Marina at the Bluffs is the largest neighborhood in The Bluffs by home count: 22 condominiums, numbered 5 through 26, each with 30 two-bedroom, two-bath residences of about 1,300 to 1,400 square feet.

It sits in the southwest corner of The Bluffs on Seafarer Circle, Marina Isle Way and Tidal Pointe Boulevard, next to The Bluffs Marina on the Intracoastal. The builder sold the marina, about 15 acres, separately in 1986; its boat slips are their own condominium with their own associations, so a residence here does not come with a slip. The residential association owns four pools with clubhouses and a tennis court. The buildings are five stories, so Florida’s milestone inspection and reserve study rules apply.

The Bluffs has no master association today, so what you pay and the rules you follow come from Marina at the Bluffs’s own condominium documents. We pull the fee details, the disclosure summary and the budget where available before you make an offer; the estoppel certificate confirms the amounts at closing.
