Overview

About Jupiter Farms

Jupiter Farms is not a subdivision or a town. It is an unincorporated census-designated place in Palm Beach County, about 15 square miles west of the Turnpike, first counted on its own in the 2010 census. No master homeowners’ association covers it on state records, which sets it apart from most of Jupiter.

Homes sit on large lots along local roads off Indiantown Road, with no gatehouse and no master association. The one association that carries the name, filed in 1996, belongs to the Jupiter Farms Center shopping plaza. Some pockets have deed restrictions or small associations of their own, so we read the recorded documents for a specific parcel.

Jupiter Farms Park, a 51.5-acre county park, has a riding arena. Whether horses or other animals are allowed on a parcel depends on its county zoning, which we confirm. Drainage runs through the South Indian River Water Control District’s canals; heavy rain in October 2017 flooded roads including Jupiter Farms Road, so flood zone and drainage history are part of every review we do here.

Riverbend Park borders the area on land that was citrus grove until it went to the South Florida Water Management District in 1986. Ask early about well, septic and utility service for a specific home; we pull the permits and records.

What Else to Check

  • Water control district Parcels in the South Indian River Water Control District carry a district assessment on the tax bill; we confirm it for a specific home.
  • Well and septic Some homes run on private well and septic; we arrange the inspections and pull the records before you commit.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
