Overview
About Northwest Historic District
The Northwest neighborhood is one of the oldest in West Palm Beach. The City notes it was first settled in 1894, the year the town incorporated, by residents who moved from the Styx in Palm Beach, and it became the first district in the city listed on the National Register, on January 22, 1992.
The City notes bungalow and Craftsman houses from the late 1800s and early 1900s, along with mission, shotgun and American Foursquare houses. The Mickens House at 801 4th Street, built around 1917 and home of Dr. Alice Frederick Mickens, is individually listed on the National Register. The West Palm Beach CRA is restoring the Sunset Lounge and has finished the Styx Promenade on 7th Street.
The National Park Service listed the Northwest Historic District on the National Register of Historic Places in 1992 for its importance to Black heritage and settlement in West Palm Beach from 1900 to 1949. The City of West Palm Beach notes that the district’s Sunset Lounge became nationally recognized in the 1940s and 1950s as a stop for touring performers and, during segregation, served as a cultural hub for the neighborhood.
The City made Northwest a local historic district in 1993; its historic district map ties the boundary to Ordinance 4287-10. Inside it the county roll counts 434 residential parcels: 174 single-family houses, 156 small multifamily buildings and 99 vacant lots, with a middle building year of 1961 and many newer homes among the old ones. The lots are mostly on the Freshwater Addition, Clows Addition and Rosemary Addition plats.
It is in the 33401 ZIP, north of downtown between Tamarind and Rosemary Avenues, close to Clematis Street, the Mandel Public Library and the Kravis Center.

What Else to Check
- Historic district review The City of West Palm Beach reviews exterior changes to homes in its historic districts, on every side of the building. A certificate of appropriateness comes from City staff for smaller work and from the Historic Preservation Board for major work; interior remodeling is not reviewed.
- Historic tax exemption The City’s ad valorem exemption can keep qualifying restoration work from raising the taxes for up to ten years. The City says to apply before any work starts.
- Vacant lots The county roll lists 99 vacant residential lots in the district. New construction on them goes through City historic review, so we check the rules for a specific lot before an offer.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
