Overview

About Old Lucerne Historic District

The Old Lucerne Historic Residential District is the oldest residential corner of the city: the townsite blocks east of Federal Highway, between Lake Avenue and 7th Avenue North, where the first houses went up as the town was platted in 1912. It was listed on the National Register of Historic Places on June 4, 2001.

The National Register nomination counts 218 historic buildings, mostly Mission and Spanish Revival houses and frame vernacular cottages from about 1913 to 1951. Inside the city’s district outline there are about 260 parcels and 370 homes: about 220 single-family houses, with duplexes and small apartment buildings on the rest. The median year built is 1939.

North Lakeside Drive, North Palmway and North Ocean Breeze run north from Lake Avenue, so the district starts a block from Bryant Park and the bridge to the beach. It is the south half of the Parrot Cove neighborhood association.

It is also a city historic district, so exterior changes, additions and demolition go through the city’s historic preservation review.

What Else to Check

  • Historic district review Exterior changes, additions and demolition inside a city historic district go through the city’s historic preservation review; we check the district and any open approvals for a specific address.
  • No mandatory HOA The city lists this as a neighborhood association, not a homeowners’ association, so there are no neighborhood dues; condominiums and a few small plats inside it have their own associations.
  • City electric service Homes inside the City of Lake Worth Beach are served by the city’s own electric utility rather than FPL; we read a recent bill for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
