Overview
Two Shores, One Small Town
Manalapan is a town of two parts joined only by water: a strip of barrier island along A1A between the Lantana beach and the Boynton Inlet, and the south third of Hypoluxo Island across the lagoon.
On the barrier island, South Ocean Boulevard runs the length of the town. Most lots here reach from the ocean on the east to the Lake Worth Lagoon on the west, and several estates span the road. Eau Resort & Spa and the town’s La Coquille Club sit near the north end, with Town Hall, the library and the Plaza del Mar shops close by, and the Boynton Inlet marks the south end of town.
Across the lagoon, Point Manalapan fills the south end of Hypoluxo Island, reached by the Ocean Avenue bridge from Lantana. Its streets, Lands End Road, Spoonbill and Curlew Roads, Churchill Way and Paslay Place, mix houses from the 1960s with homes built in the last few years, many on the water. The north part of the island is the Town of Lantana, and mailing addresses on the island can read Manalapan, Lantana or Hypoluxo.
What we watch for buyers here: whether the address is in Manalapan or Lantana; the flood zone, elevation and coastal construction rules on the ocean lots; seawall, dock and lift condition on the lagoon; the town’s own zoning and building code for a rebuild; and, for the condominium villas, the reserves, inspections and insurance. The community guides cover those one area at a time.

History
A Short History of Manalapan
Manalapan began as a homestead on a strip of sand and became a town of estates in the 1930s. The inlet at its south end and the club at its north end still shape it.
- 1889
President Benjamin Harrison granted George H. K. Carter a homestead on the strip of barrier island that later became Manalapan.
- 1915
The Florida Legislature created a taxing district to cut an inlet at the south end of the Lake Worth Lagoon.
- 1927
The South Lake Worth Inlet, known locally as the Boynton Inlet, was finished after two years of work, at what became the south end of the town.
- 1930
Eastover, the oceanfront house designed by Maurice Fatio for Harold and Gertrude Vanderbilt, was completed on South Ocean Boulevard.
- 1931
Harold S. Vanderbilt had the settlement incorporated as the Town of Manalapan, a name thought to come from Manalapan Township, New Jersey.
- 1988
The town approved a hotel on the site of the former La Coquille Club, on the condition that a club for town residents be part of it.
- 1991
The Ritz-Carlton, Palm Beach opened on South Ocean Boulevard in Manalapan, with the new La Coquille Club inside.
- 2002
Eastover was added to the National Register of Historic Places.
- 2013
The resort left the Ritz-Carlton name and became Eau Palm Beach Resort & Spa, now Eau Resort & Spa, keeping the La Coquille Club.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”

Questions
Questions Buyers Ask About Manalapan
What does a home in Manalapan cost?
In the 12 months through October 2026, the median Manalapan home sold for $14,585,000, about $2,063 per square foot, across 18 sales. The middle 80% sold between $2,219,000 and $70,851,000. With few sales a year, the setting matters more than the median: condominium villas, Point Manalapan homes and ocean-to-lagoon estates each trade on their own terms. The live listings on this page show current asking prices.
Is Hypoluxo Island in Manalapan or Lantana?
Both. Manalapan covers about the south third of Hypoluxo Island, Point Manalapan, and the rest of the island is the Town of Lantana. Mailing addresses on the island can read Manalapan, Lantana or Hypoluxo, so we confirm the town from the county property record for every address.
What is the La Coquille Club?
It is the town’s private club at Eau Resort & Spa. When the town approved the hotel in 1988, it required a club for Manalapan residents to be part of the plan. Property owners in town may apply, and the club board approves members. The club sets its own terms, so we get the current ones in writing on request.
Are there condominiums in Manalapan?
A few. La Coquille Club Villas, built in the early 1970s beside the resort, and Little Pond Park Residences on Point Manalapan are the condominiums we have on record. For more choice, we also look at oceanfront buildings just north in Lantana and Palm Beach and south in Ocean Ridge.
Can I keep a boat in Manalapan?
Yes. Many lagoon-side and Point Manalapan homes have docks, and the Boynton Inlet at the south end of town is the nearest way to the ocean. We check the seawall, the dock and lift permits, and the depth at the dock against your boat.
Can I rebuild or renovate in Manalapan?
The town has its own zoning and building code, and on the ocean lots the state coastal construction line also applies. We pull the permit history and the zoning rules for the lot, and recommend speaking with the town and an architect early if a rebuild is the plan.
What should I know about flood insurance in Manalapan?
Flood zones change from lot to lot between the ocean, the lagoon and the island. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
How far is Manalapan from the airport?
President Donald J. Trump International Airport (DJT), formerly Palm Beach International, is about 20 minutes north. Fort Lauderdale is about 50 minutes south, and Miami about 75 minutes depending on traffic.
