Overview

About Northwood Gardens

Northwood Gardens is the ten-block grid between Broadway and North Flagler Drive from 40th to 45th Street, just north of the Northboro Park historic district. Its houses date from the 1920s, the oldest on the county roll from 1920 on 43rd Street, through the 1950s.

Inside the neighborhood-association boundary the county roll counts 154 residential parcels: 84 single-family houses, 28 apartment buildings and 42 vacant lots, nearly all on North Palm Beach Plat 1. The plat name is separate from the Village of North Palm Beach to the north.

These blocks are the subject of a single-family plan. The Palm Beach Post reported on March 3, 2025 that GL Homes, with Huizenga Holdings, plans about 100 new houses across the ten blocks from 40th to 45th Street between Broadway and North Flagler Drive, built around the existing homes; GL Homes had not yet filed formal plans. On September 2, 2025 the City Commission approved a Huizenga Holdings text amendment to the lot and setback rules for lots in those blocks.

The east edge is North Flagler Drive along the Lake Worth Lagoon. The City’s North Flagler Drive Overlay, adopted September 2, 2025, sets new rules for Flagler frontage from 44th Street north. It is in the 33407 ZIP.

What Else to Check

  • Lot and setback rules The City changed the lot and setback rules for these blocks in September 2025. We pull the current zoning for a specific lot before an offer, especially for a vacant lot or an addition.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
