Overview

About Martin Downs

Martin Downs started as a golf club. A mid-1970s plan called Palm City Ranch opened the Crane Creek course in 1976, and in 1978 a new developer took over the 2,400 acres and renamed them Martin Downs, after someone remarked that the land looked like Churchill Downs. Today the golf club is one part of a plan of about 3,400 homes.

The county roll counts about 3,400 homes on the residential Martin Downs plats: about 3,090 houses and villas and about 310 condominiums. Building ran from 1977 to 2024, with most finished from 1984 to 1997 and the busiest years in 1984 and 1988. A typical home has about 1,540 square feet of living area, from compact villas on small lots to larger houses in Crane Creek.

The neighborhoods went up around the courses through the 1980s and 1990s, each on its own recorded Martin Downs plat or parcel: Crane Creek, Sunset Trace, The Meadows, Monarch, Pine Ridge, Charter Club, Eagle Lake, Egret Pond and others. Most have their own association, and the Martin Downs Property Owners Association holds common land across the plan. The business park and Town Center along Martin Downs Boulevard are part of the plan but not counted as homes.

According to Hometown News, the club, then Martin Downs Country Club, opened two courses designed by Charles Ankrom: Crane Creek in 1976 and Osprey Creek, built from 1981 to 1982. The Crane Creek course closed during the recession of the mid-2000s and later reopened as Banyan Creek Golf Club. A new owner bought Martin Downs Golf Club in 2012 and upgraded Osprey Creek. Martin Downs is in unincorporated Martin County with a Palm City address in the 34990 ZIP, along Martin Highway and SW Martin Downs Boulevard near the Turnpike and I-95.

What Else to Check

  • Golf club Membership is sold separately from the homes as far as we have found; we get current terms in writing on request.
  • Layered associations Many Martin Downs neighborhoods have their own association and some sit under a master; we confirm every assessment from the disclosure summaries.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
