Overview

About College Park

College Park is the neighborhood where the streets are named for colleges: Harvard, Yale, Princeton, Vassar, Duke, Dartmouth and more, between Dixie Highway and the Lake Worth Lagoon at the north end of the city. Its core between Dixie and Federal Highways was listed on the National Register of Historic Places on February 9, 2001.

The neighborhood association area holds about 610 homes, nearly all single-family. The county roll dates most of them from the 1920s to the 1960s, with a median of 1956, in styles that run from Mission Revival and Mediterranean to mid-century ranch. The first College Park plat is recorded in PB 3, page 36, with seven additions after it.

The National Register district and the city’s College Park historic district cover the blocks between Dixie and Federal Highways, about 220 parcels. East of Federal the association area takes in Harbor Drive and the lagoon-front lots on North Lakeside Drive, and to the north the Courtyards of Lake Worth townhomes from 2004 to 2006 on the lanes off North Federal Highway.

It is inside the City of Lake Worth Beach, in the 33460 ZIP. The city lists College Park as a neighborhood association, not a homeowners’ association, so most houses carry no association dues.

What Else to Check

  • Historic district review Exterior changes, additions and demolition inside a city historic district go through the city’s historic preservation review; we check the district and any open approvals for a specific address.
  • No mandatory HOA The city lists this as a neighborhood association, not a homeowners’ association, so there are no neighborhood dues; condominiums and a few small plats inside it have their own associations.
  • City electric service Homes inside the City of Lake Worth Beach are served by the city’s own electric utility rather than FPL; we read a recent bill for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
