Overview

About Lake Charleston

Lake Charleston is a master-planned community of separately named villages set around a chain of lakes, many with lake names of their own: Michigan Isle, Ontario Shores, Geneva Lakes, Lake Placid. The master community is not gated, while some villages, such as Waters Edge, have their own gates.

The county roll dates most of its homes from 1986 to 1998, with a few later additions. The parcels named for Lake Charleston and Spinnaker Bay at Lake Charleston alone hold about 350 houses; many other villages are recorded under their own names, so the full community is larger than any single plat.

Village names include Addington, Bristol Bay, Belle Isle, Catalina, Waters Edge, Lakeview Isle, Chatsford Landing and Spinnaker Bay. A master association runs the shared clubhouse, pools, tennis and basketball courts, and many villages carry a village association as well.

It sits east of Florida’s Turnpike and west of Jog Road, between Le Chalet Boulevard and Hypoluxo Road. Palm Beach County property records place it in unincorporated Palm Beach County with a Lake Worth mailing address, so county rules apply.

What Else to Check

  • Master and village association Many homes pay both a master and a village association; we confirm both, with any gate charge, for a specific home.
  • City or county The mailing address is Lake Worth, but the community is in unincorporated Palm Beach County, so county rules apply; we confirm the jurisdiction on the Property Appraiser record for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
