Overview

About South Palm Park

South Palm Park is the lagoon-front neighborhood south of downtown, along South Lakeside Drive and South Palmway from 5th Avenue South to the Town of Lantana line. It gives its name to one of the city’s six local historic districts.

The neighborhood association area holds about 450 homes: about 250 single-family houses and about 180 condominium units, most of them in the Palm Lake No. 1 and Ken-Lee Gardens buildings. The houses run from the 1920s to the 1980s, and the 1970s condominiums pull the median year built to 1973. The South Palm Park plat is recorded in PB 11, page 6.

The South Palm Park historic district is wider than the association area: it reaches from Federal Highway to the lagoon and north to Lake Avenue, taking in Bryant Park. It is a city district, not a National Register one, so exterior changes go through the city’s historic preservation review.

Homes on the east side of South Lakeside Drive face the water. The city lists South Palm Park as a neighborhood association; the condominium buildings have their own associations.

What Else to Check

  • Historic district review Exterior changes, additions and demolition inside a city historic district go through the city’s historic preservation review; we check the district and any open approvals for a specific address.
  • Condominium associations Each condominium building has its own association under Chapter 718, Florida Statutes; we confirm assessments and the building’s inspection status from its documents.
  • City electric service Homes inside the City of Lake Worth Beach are served by the city’s own electric utility rather than FPL; we read a recent bill for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
