Frenchman’s Reserve, Palm Beach Gardens

A gated Toll Brothers community of about 450 homes around an 18-hole Arnold Palmer Signature course, between Donald Ross Road and PGA Boulevard, where every resident holds an equity membership in one of two categories.

What it is

Two membership categories, and the house decides which

Frenchman’s Reserve sits on the east side of Palm Beach Gardens between Donald Ross Road and PGA Boulevard, a few minutes from the Juno Beach pier. Toll Brothers built it through the 2000s in a Mediterranean style; the brokerage counts I read put it at about 450 homes, 392 single-family and 56 coach homes, on 424 acres. The streets carry French names: Avignon, Chambord, Charroux, Cote Azur, L’Hermitage, Le Bouchet, Les Jardin and Savoie. The course is an Arnold Palmer Signature design that opened in 2002.

What makes this club different from Mirasol or BallenIsles is how the two categories transfer. The club’s own sheet says Social/Sport equity memberships are available only to purchasers of homes that currently hold one. So the house you choose fixes the floor: a home carrying a Social/Sport membership can stay there or move up to Full, while a home carrying Full stays Full. I confirm the category on file for the address with the club.

The published figures are the problem here. The last club-issued sheet I can read is for the year to October 31, 2023. A broker comparison table I found carries much higher numbers and no date. Both are in the table below with their dates, and the current schedule comes from the membership office in writing.

The club’s own Equity Membership Contribution and Annual Dues sheet says all prices, terms and conditions are subject to change without notice and that Florida sales tax applies to dues and fees. Brokerage comparison tables differ from the club’s sheet, so I take the current schedule from the club in writing.

On the ground

Palmer golf, seven clay courts and a 45,000-square-foot clubhouse

The Arnold Palmer Signature course runs through pine and native vegetation with a 4.5-acre short-game facility, a driving range and putting greens beside it. Full members have seven-day tee time sign-up with green fees included; Social/Sport members have limited access to the course and practice areas and fourteen-day sign-up on the courts.

The Grande Clubhouse is 45,000 square feet on two floors, with a main dining room seating up to 300, a grille room, a lounge, card rooms and the Parc restaurant for casual dining. Seven Hydrogrid clay courts sit by the tennis shop, with pickleball courts beside them; the club’s sheet counts four and a brokerage page counts one, so I confirm the current number on site. The pool has a spa, a children’s area and two cabanas; the fitness wing has two group studios, cycling and Pilates, and the spa and salon has full treatment rooms with steam rooms in each locker room. The CORE Club is a youth center with a playground, a basketball court and a sports field, and the club keeps guest suites for members’ visitors.

Before you commit

What I check before you buy in Frenchman’s Reserve

Two things decide the real cost here: which category the house carries, and what the club charges this season. Neither is reliably in the listing, so I ask the membership office for both in writing and put them in the contract contingency. Then the association estoppel for the exact address, because the fee differs by subdivision and the coach homes run their own budget.

Neighborhood scores, places and schools come from Local Logic through IDX Broker and update on their own. Schools are shown by distance, not assignment; the zoned school for any address is set by the School District of Palm Beach County, and we confirm it for the home you are considering.

Questions

Questions Buyers Ask About Frenchman’s Reserve

Is club membership required at Frenchman’s Reserve?

Yes. Every resident holds either a Full equity membership or a Social/Sport equity membership. Social/Sport is available only to buyers of homes that already carry one, per the club’s own sheet, so the house sets your minimum category.

What does it cost to join Frenchman’s Reserve in 2026?

The club changes its fee sheet, and brokerage tables disagree with it, so I do not print a figure here. Full and Social/Sport each carry an equity contribution with a refundable portion, plus annual dues. I get the current schedule from the club in writing before you rely on any number.

Can I buy a home with a social membership and add golf later?

A home that carries a Social/Sport membership can upgrade to Full, subject to the club’s process and the difference in contribution. A home that carries Full cannot be bought at the social level. I confirm what is on file for the address.

What is the homeowners association fee?

Association fees run about $1,105 a month at the median of current listings, and most fall in the range of $923 to $1,123. The coach homes run on a separate budget. The estoppel for the exact address is the figure I rely on.

Can I lease my home and can the tenant use the club?

Leasing is governed by the declaration, and club access for tenants is set by the club’s membership documents, which the 2023 sheet says control all use of the facilities. I read both before you count on rental income. The owner side is on my Rentals page.
