Overview
About Northwood Hills
Northwood Hills sits on some of the highest ground in West Palm Beach. The City Commission designated it the city’s 13th historic district on August 4, 2003, for its Mission Revival houses, a significant collection of post-World War II architecture and an unusual street layout.
The district runs from 29th Street north to 39th Court and from the east side of Windsor Avenue to Greenwood Avenue. At designation the City counted 592 properties, 19 vacant lots and the City-owned Sullivan Park, and noted it was the first district designated since 1996. The City credits the neighborhood association with several years of work to win the designation; its historic district map now ties the boundary to Ordinance 4926-21.
The county roll counts 611 residential parcels inside the boundary, 566 of them single-family houses, most built between 1926 and 1969, at a typical size of about 1,240 square feet. Nearly all are on the Northwood Addition plat.
It is in the 33407 ZIP, west of Old Northwood and Northboro Park, a short drive from Northwood Village and the lake.

What Else to Check
- Historic district review The City of West Palm Beach reviews exterior changes to homes in its historic districts, on every side of the building. A certificate of appropriateness comes from City staff for smaller work and from the Historic Preservation Board for major work; interior remodeling is not reviewed.
- Historic tax exemption The City’s ad valorem exemption can keep qualifying restoration work from raising the taxes for up to ten years. The City says to apply before any work starts.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
