About Providencia Park
Providencia Park was developed in the 1920s boom by M.E. Gruber, a West Palm Beach mayor from 1897 to 1898, and his partner Bror J. Carlberg, between Good Samaritan Hospital and the Flagler Memorial Bridge, according to the Historical Society of Palm Beach County.
The oldest houses are on 8th and 9th Streets and North Olive Avenue, from 1917 and the 1920s, on the Gruber Carlberg Addition and Brelsford Park plats. On the water, Yacht Club Towers at 917 North Flagler Drive adds 45 condominiums from 1981, and two apartment buildings at 740 and 840 North Dixie Highway were completed in 2024. Inside the neighborhood-association boundary the county roll counts 95 residential parcels: 45 condominiums, 37 single-family houses and 13 apartment buildings.
The City’s Downtown Master Plan zones the heart of the neighborhood as the Providencia Park District, a residential enclave from 8th Street to Palm Beach Lakes Boulevard east of Dixie Highway. Across Dixie Highway to the west is the Nora District, a separate Downtown Master Plan district between North Quadrille Boulevard, North Railroad Avenue and Palm Beach Lakes Boulevard; WPTV reported that Nora’s shops and restaurants on North Railroad Avenue began a soft opening in early September 2025.
Clematis Street, the Mandel Public Library and the downtown waterfront are a short walk south, and the Flagler Memorial Bridge crosses to Palm Beach at the south end. It is in the 33401 ZIP.
