Amrit Ocean Resort and Residences

Two 20-story towers with 182 residences, completed in 2023 on 4.7 oceanfront acres beside a 155-room hotel and spa, with a rental program unlike any other building on the island.

What and where

A Condominium That Shares Its Site With a Hotel

Amrit Ocean Resort and Residences occupies 4.7 acres at 3100 N Ocean Drive, developed by Dilip Barot’s Creative Choice Group after a first attempt stalled in 2008 and the plans were revived in 2017. Brokerage profiles list the condominium at 182 residences in two 20-story towers, with eleven penthouses carrying private rooftop terraces, and the resort side at 155 hotel rooms with a spa built in collaboration with ESPA. Listings give 2023 as the year built, with earlier units recorded from 2021 as the towers were finished in phases.

The hotel is the point of difference and the point of study. A residence here can sit in a rental program alongside the hotel rooms, which is why some units are advertised with daily rentals allowed and why the fee structure splits resort services from condominium upkeep. I read how that split is written before anything else.

Residences and views

Two Towers, Eleven Penthouses and the Spa Below

Plans run from one- and two-bedroom residences of about 1,341 square feet to three-bedroom plans near 3,390 square feet, with the eleven penthouses adding rooftop terraces. Both towers face the ocean on the east and the Intracoastal on the west, and the lower floors look down on the spa and pool decks rather than straight at the sand, so the floor matters more here than in a single-tower building.

Residences were delivered finished by the developer, so there is less variation between units than in an older building. What varies is furnishing, because residences in the rental program are often sold turnkey. I ask what conveys and whether the furniture package is tied to the program.

Amenities and services

Resort Services Written Into the Fee

  • Heated pool and spa; two resort pools described in listings
  • Spa and wellness center with sauna, built with ESPA
  • Fitness center, billiards, business center and bike storage
  • Restaurant on site, car wash area and picnic area
  • Valet parking and 24-hour concierge
  • Beach access and beach rights with the residences

Some of these belong to the resort and some to the condominium. Which is which, and what owners pay for each, is written in the resort agreement and the budget, and I read both.

The documents

What I Read in This Building’s Documents

This is a young building with an unusual structure, so the reading is less about concrete and more about contracts. I start with the declaration and the agreement between the condominium and the resort operator: what the operator provides, what owners pay, how the cost is allocated, how long the agreement runs and how it ends. Then the budget, which should show those resort lines separately from ordinary upkeep.

The rental program is the second file. I want the program agreement, the revenue split, the fees charged, whether a residence can leave the program and what the declaration says about minimum terms for residences outside it. Daily rentals and a hotel desk change the insurance picture too, so I read the master policy summary and ask how the residence is rated.

Florida law still applies the way it does to any building of three habitable stories: a structural integrity reserve study every ten years with reserves funded on its schedule from January 1, 2026, a milestone inspection at twenty-five years for a coastal building, twelve months of minutes posted, and seven days after you receive the documents to cancel a resale contract. For a 2023 building I read the first reserve study for the baseline and the developer turnover file for anything still open.

Questions

Questions Buyers Ask Me About Amrit

How many residences are in Amrit Ocean Resort and Residences?

182 residences in two 20-story towers, including eleven penthouses, alongside a 155-room hotel on the same 4.7-acre site. Listings give 2023 as the year built.

What are the condo fees at Amrit?

Condo fees run about $2,295 a month at the median of current listings, and most fall in the range of $1,746 to $3,117. The fee depends on size and on which resort services are included, so I confirm the exact figure in the budget.

Can I rent my Amrit residence nightly?

Listings describe a hotel rental program that permits daily rentals on participating residences. The program terms, the revenue split and the rules for residences outside the program are in the agreement and the declaration, and I read them before you decide.

Are pets allowed at Amrit?

Yes, for owners and renters, with large pets allowed, a number limit and a pet fee noted in listings. The exact rule is in the declaration.

Does a 2023 building need a milestone inspection?

Not yet. A coastal building reaches its first milestone inspection at twenty-five years. What a new building does have is its first structural integrity reserve study, and I read that for the baseline and the funding plan.
